Purpose

EUROENGINEERING was established with the aim of providing comprehensive services in the field of legal and technical support for those who own or manage real estate (plots, agricultural land, residences, commercial properties, etc.). A key objective in the upcoming period in which the Land Registration for the entire country is underway, with a completion horizon set for 2020-22, is the timely and accurate declaration and registration of all those with real rights over properties in the National Cadastre, as mandated by law, in order to secure their real estate and avoid potential inconvenience or additional costs in the future, in cases where they either do not proceed with a declaration or where these are registered incorrectly (incorrect boundary registration/property geometry, non-recognition of property rights, erroneous title entries, etc.).

Objective of the team

The objective of our team of engineers and partner lawyers is to inform and guide citizens, so that they can correctly declare their properties in the National Cadastre, even in areas where the registrations have been completed, through the procedures specified (obvious error procedure or judicial), all at an affordable cost, significantly lower than the cost they would incur if their rights are not accurately recorded and they are forced to resort to the process of objections or judicial appeals, which not only incur costs but also have uncertain outcomes.

Of course, even in these cases, our engineers and partner lawyers can advise you on addressing your problem and provide you with technical and legal support, whether in filing an objection or a judicial appeal, if required and deemed likely to succeed, always at a reasonable and affordable cost, due to the synergies that we manage to achieve from our experience and expertise in cadastre matters.

Services

Additionally, at EUROENGINEERING we provide a multitude of other engineering services related to land and real estate, such as the preparation of topographical maps in the national coordinate system EGSA’87, the measurement of large areas, and generally cadastres, the application of shoreline and beach, and photographic interpretations for proof of antiquity or in cases of boundary disputes or the character of an area, etc.

Furthermore, we assist you with issues related to real estate transfers, such as checking urban legality (Engineer’s Certificate), issuing Energy Certificates, and regularizing unauthorized constructions to facilitate the transfer.

Property Appraisal

Finally, you can assess your property regarding its value (market value or rental income), as well as its condition and the potential for further utilization and improvement of its performance through renovation or change of use. It is common to see unused properties becoming a burden for their owners, especially in the current economic and social context where taxes and burdens on real estate are at very high levels and the potential for leasing or selling these properties is very low.
